Sacramento Duplexes For Sale – Bread & Butter Income Units

Rents are Low – But These Still Might Work…!

While there aren’t too many Sacramento Duplexes for sale on the market these days that I like a lot, there are some Duplexes I think might work out for the right investor.

Folsom FourPlexes For Sale….!

These Four-Plexes For Sale in Folsom Are a Rare Occurrence

It not very often that we get a FourPlex for sale on the market here in Folsom but now there are two of them,  205 and 211 Talisman Drive, Folsom.

While they have a great location in a town with all the amenities you’d want close by in an Investment, there are some down sides to these properties.

Both of these FourPlexes have some deferred maintenance of between $12,000 – $15,000 as disclosed by the Pest Inspections provided by the listing broker.

 

Deferred maintenance is not an uncommon thing, but the other issue I discovered an investor is going to have to take into account is the rents can not be raised on most of these units until very late into 2020.

Click here for a Rental Market Survey.   You can see rents are at a premium here in Folsom and it’s a sad thing the rental rates were locked in with leases expiring in 2020.

As you can see the Cash Flow is a bit skinny on these FourPlexes.   This is not uncommon in today’s market because  most of the time investors area able to increase the rents after close of escrow.  However in this situation, you’ll not be able to raise the rent for a long time.

Anyone who gets into escrow on these two FourPlexes will need to review the Seller’s documentation and Maintenance history carefully.   And again they will have to take into account rents will be locked in for a long time.

But hey… These are located in Folsom which is one of neatest towns in California.   There’s not much on the market now so if you are hot to buy a Folsom FourPlex…. this is what you can get now.

Sacramento Duplexes – A Good Buy for Long Term Cash Flow…!

Sacramento Duplex Prices Are Steady & Rents Are Good…!

With the annual rate of appreciation of Real Estate prices in the Sacramento area generally slowing down a bit buying a Duplex here might be a little easier with fewer multiple offers.

20140905_144808Don’t get me wrong if you have been looking for an Investment like a Sacramento Duplex there are still multiple offers occurring.

That is especially true if the Duplex has been well maintained with good curb appeal and a great tenant profile paying close to or at Market Rents.

Those Duplexes that have some deferred maintenance issues and below market rents will take a little longer to sell if they are not priced correctly to make up for their deficiencies.

Here’s some quick statistics for you regards closed sales from January 1, 2019 to Date, February 12th.

As you can see it looks like prices have stabilized somewhat, but the rents are still going up.   Maybe now is the time to make a move into Buying a Sacramento Duplex.

The Way You Manage Your Duplex Will Determine The Rent Return & Appreciation Down The Line

Over the years since I’ve been writing here,  I’ve discussed Investing in Sacramento Duplexes for sale.  Other areas with great potential are Citrus Heights, Carmichael and Rancho Cordova with a lot of neighborhoods of Duplexes that come up for sale from time to time.

While in many respects Duplexes have the same amenities as a Single Family home, they are for the most part properties occupied by “non-owners” called Tenants.

An Investment Property like a Duplex has to be managed correctly to get the most value out of your investment in the form of higher rents and of course at re-sale increased appreciation.

I’ve got a little slide show that I would like to share with you.   This is one of my pet peeves – the lack of proper management and allowing Tenants to do what they want with your Investment.

What is my pet peeve…?   Parked cars on the front yard grass.    See below.

Interesting Graphic – 60% of Home Buyers Want a Newly Built Home

I thought I’d forward this graphic from the California Association of Realtors on a recent poll they took.

Check it out.   It’s amazing with all the recent hoopla about how Millennials love Mid-Town Sacramento with all the night life and restaurants.

Interesting to see the statistic of what most buyers think is important.   Folsom has a lot to offer that is on this list.

Landscaping and Views Affect Values of Duplexes Too…!

People Will Pay More Rent & That Affects Your Value.

If you’re thinking of buying a Sacramento Duplex, I’ve always told investors to not overlook landscaping and “curb appeal” as an important part of your investment.  In addition back yard landscaping with patios, shade trees and privacy enhance your property and make it stand out when you have a rental competing with others and when you decide to sell.

We have such great weather in which a nice back yard adds an extension of the living area because your tenants will hang out there.

In other words a nicely landscaped property front and back will bring you more income and increase the value of your investment.   This is true for Single Family Homes, Duplexes and even apartment complexes.

Rents Are Up In a Good Market and are Up in Down Market..!

You’d think the opposite would be true but it’s not.

It’s amazing  when you think about it, but after watching the video that I’m going to post below, I realized these guys are right.

When the Real Estate Sales market is “hot” rents go up.   But, even in a down turn, the rent rates still go up.

Messrs Brian Stevens and Frank Garay are a couple of loan guys that do a lot of video updates about the Real Estate Loan market, Real Estate Sales and about some of the “inside baseball” stuff for those of us in the business.

Our Property Management company is now leasing up Units in Apartment complexes, Duplexes and Single Family Homes for record high rental amounts and many times with “multiple applications”.

So after taking a peek at their video that I got today,  I thought I’d share it with you because their conclusion about rents going up in good and bad markets is something I had not thought of.
