The Way You Manage Your Duplex Will Determine The Rent Return & Appreciation Down The Line
Over the years since I’ve been writing here, I’ve discussed Investing in Sacramento Duplexes for sale. Other areas with great potential are Citrus Heights, Carmichael and Rancho Cordova with a lot of neighborhoods of Duplexes that come up for sale from time to time.
While in many respects Duplexes have the same amenities as a Single Family home, they are for the most part properties occupied by “non-owners” called Tenants.
An Investment Property like a Duplex has to be managed correctly to get the most value out of your investment in the form of higher rents and of course at re-sale increased appreciation.
I’ve got a little slide show that I would like to share with you. This is one of my pet peeves – the lack of proper management and allowing Tenants to do what they want with your Investment.

This awesome home for sale in Roseville with a great floor plane will come on the market very soon and it’s located right across the street from Pineschi Park.

We recently listed a couple of Sacramento Duplexes for sale. It’s amazing how quickly they seem to sell now and for what appears to be a never ending spiral upwards in Sales Price highs.
This Duplex was configured as a 2 bedroom 2 bath with a 2 car garage on one side with the other side being a 2 bedroom 1 bath 1 car garage. The owner on this one had purchased it at the top of the market back in 2004.
With values finally reaching a point where he could sell without having to come to the table with money at the close of escrow, he took advantage of today’s market and moved on.

Now Listed at $355,000 – We had this one listed originally at $340,000, with multiple offers. It was taken off the market to make needed pest control repairs after inspections revealed a termite infestation so bad the property had to be “tented”.
After the work was completed it was put back on the market and is now currently in escrow with a full price CASH OFFER. It was also a multiple offer situation.

You’d think the opposite would be true but it’s not.
It’s amazing when you think about it, but after watching the video that I’m going to post below, I realized these guys are right.
When the Real Estate Sales market is “hot” rents go up. But, even in a down turn, the rent rates still go up.
Messrs Brian Stevens and Frank Garay are a couple of loan guys that do a lot of video updates about the Real Estate Loan market, Real Estate Sales and about some of the “inside baseball” stuff for those of us in the business.
Our Property Management company is now leasing up Units in Apartment complexes, Duplexes and Single Family Homes for record high rental amounts and many times with “multiple applications”.
So after taking a peek at their video that I got today, I thought I’d share it with you because their conclusion about rents going up in good and bad markets is something I had not thought of.

Overflow of Multiple Tenant Applications Since the Start of the New Year.

I know some investors, especially new investors, would like to purchase a Duplex for sale here in the Sacramento area but get discouraged and hesitant after they’ve seen a few of them. The reason it seems, is they need a lot of work to bring them up to a decent condition because most of them are over 30 years old.
There are those Sellers that have done very little, if anything, to improve them much less keep up with the ongoing maintenance. This isn’t always the case but it’s pretty common.
Those Sacramento Duplexes for sale that are updated/upgraded get top dollar with multiple offers in most cases. People forget that construction just about stopped completely in 2008 and continued up until just recently when builders finally ramped up construction of new homes.
What they haven’t built here in large numbers for many years are “Duplexes”.
Since they haven’t I believe there’s a major opportunity for the smart investor. It’s true even if you are a beginner in Residential Rental Real Estate such as Duplexes. Why…? Because Rents are on the rise with the increase in population and not enough housing stock.
There are many good deals out there in my opinion but you have to also be willing to update/upgrade a unit to make it work. These are long term investments and my advice is to fix them up.
I have a great example here for your review. We recently closed a Duplex deal at 10823-10825 Alicante, Rancho Cordova. We kept the tenant on the left side, cleaned up and enhanced their landscaping front and back to add some utility value. We did raise their rent about $200 more per month because they were not at market.
On the right side…? Well we did a “make over”.

Duplex for Sale in Rancho Cordova – The “sleeper area” for Residential Investment.
We’ve just listed for sale a Duplex located at 2740-2742 Don Juan, Rancho Cordova.
Both units have central heat and air, 1 car garages with laundry hook ups in the garage. One side is a 2 bedroom 2 bath unit and the other is a 2 bedroom 1 bath unit. The 2 bedroom 2 bath unit has a fireplace.

Maybe the Sacramento Area is the “Next Big Thing” for Residential Investing.
I’ve always liked Sacramento Duplexes because I know you get a better return on your investment. If you didn’t know the rental investment market is pretty strong right now.
I got this article from BIZNOW and thought I’d share it. If you’re a Residential Real Estate investor with concerns about keeping your residential investment occupied with good paying tenants, when you read this article you’ll have a better idea of how long the “renting trend” might last.
As I said earlier, I like Sacramento Duplexes as an Investment because they have the amenities for the most part that Single Family Homes have but give you a better return on your investment.
We’ve recently closed several Duplex deals with no problem raising rents up to market for better returns without too much in the way of additional fix up/upgrade expense, although there will always be some.
Click here for the Street View of a Duplex we recently closed escrow on. Each side is a 2 bedroom 1 bath with a one car garage. The right side rented at $900 and the left side was Vacant. The new Owner did do some landscape work in the rear yard by adding a 12×12 paver patio to add some extra “Utility Value”. This small enhancement creates more living area to enjoy the back yard.
The roll up garage door did not have an opener and there was no dishwasher included either. The tenant had to bring in their own refrigerator as well and furthermore has to maintain the front and back yard landscaping as part of the deal. This Duplex unit did have Central Heat and Air though so we were able to lease it up for $1,150.00 to a well qualified renter.
