Want Some Ideas on Landscaping…?
/in Foreclosure, General, Investment Real Estate, Property Management, Real Estate Sales, Short Sales /by edfavingerCheck Out The Folsom Garden Club’s Annual “Garden Tour”.
I am amazed at some of the ideas people come up with in landscaping their yards and patios.
The one thing that stood out to me after reading my first landscaping DIY “how to book” from Home Depot, was the reason why people do landscaping. That is…”landscaping is an extension of the living area”.
So if you are looking at doing some landscaping, whether it is a large project or a small enhancement, why not take in the Folsom Garden Club, 14th annual Garden Tour coming up April 26th and 27th. It’s a charity event and proceeds go to various scholarships and grants and you’ll get some good ideas about what you might like in your own place.
Here’s a video below of last years tour

Just a Quick Update – Some Area Real Estate News…
/in Foreclosure, General, Investment Real Estate, Property Management, Real Estate Sales, Short Sales /by edfavingerCheck Out This Short Article…Shows How the Demand Has Changed
I thought I’d pass on this article from the Sacramento Business Journal that reports on a couple of projects. One in Mid-Town Sacramento and one up on Lake Tahoe.
Both of these projects were impacted by the real estate crash and recession and were turned over to new owners because of foreclosure.
Luxury products in Tahoe, midtown selling well
We’re seeing more and more articles like this.
Here in Folsom, inventory is still down and homes selling fairly quickly.
If you are thinking of Buying a home or investment property or thinking of Selling…? Looks it’s a great time to do it.

Empire Ranch Sales Stats – Get Them Here…!
/in Foreclosure, General, Investment Real Estate, Property Management, Real Estate Sales, Short Sales /by edfavingerIt’s Still A Good Market…!!!
I thought I’d pass on the most recent numbers for Empire Ranch here today. These stats are from Jan. 1st to date, March 19th.
As you can see there’s not a lot of inventory available so if you are thinking of Selling, now might be the time. If you noticed, it looks like Sellers aren’t coming down much if they have priced there homes right. With a List Price/Sales Price ratio of 99.14% it kind of speaks for itself doesn’t it..?
You’ll notice the “Active” homes for sale have a higher Average List Price because there are a couple of high end homes for sale that are included.
If you’d like more information about your home, drop me a note or call me at anytime. You can also sign up for “market snapshot” to the right here and get updated information as well.

The New Johnny Cash Trail…? It’s coming to town…!
/in Foreclosure, General, Investment Real Estate, Property Management, Real Estate Sales, Short Sales /by edfavingerI thought I’d pass on this news.
If you drive frequently over the Folsom Lake Crossing you’re going to see construction start soon on the Bicycle/Pedestrian bridge.
It’s kind of a neat looking bridge and will be part of the Folsom Trail system.
You can read more about it here

Sacramento Region, Including Folsom on the Home Building Rebound…?
/in Foreclosure, General, Investment Real Estate, Property Management, Real Estate Sales, Short Sales /by edfavingerJust Drive Around, You’ll See Evidence of a “come back”…
I’ve been a resident of Folsom since October of 1989, a previous “housing boom” year. While it’s not like it was back then, there are signs that things are changing.
I thought I’d pass along some recent articles regarding the regional economy and how it relates to housing and business in general.
Here’s a recent article in the Sacramento Bee regarding the “pipeline” of proposed projects. A lot of them were stopped when the
downturn in the market occurred.
Housing plans piling up: Which will get built? – Sacramento Bee
One of the projects that was placed on hold was the one being developed by D.R. Horton at the intersection of Natomas and Green Valley Road called, THE KNOLLS that’s pictured here.
The Folsom Telegraph had an article recently about our local business climate I think you’ll find informative.
Folsom, El Dorado Hills region booming with new business, housing
While that all seems like good news, there’s some reservation as observed by the Sacramento Business Journal.
Home sales appear to be leveling off
Let me know what you think.
Anyway… it’s almost Spring time… the weather has been great and I think the smell of a rebound is in the air. Time will tell.
