More Rent Control – Now You Must Accept Section 8 Vouchers…?

If you are a Landlord, You Should Pay Attention

With the recent passage of the Statewide Rent Control Act, (AB1482) another recent piece of legislation, SB329 was also recently signed into law by the Governor.

Click here for the notice we got from the California Apartment Association.

Be sure and read the last line of the of the article.

You can be sure because of the ongoing housing crisis that governments are going to be placing more of the burden on Landlords and Investors.

They will be forced to become more of a player/participant as part of the so called “social safety net” the legislators will foist on Landlords/Investors because of their inaction.

While I still believe you can make money in Residential Investment Real Estate if you are not participating to help elect political leaders who understand the problem, more regulations and laws might come into being that you don’t like.

Get your checkbook out and be ready to support the efforts of the California Apartment Association and other groups that are in favor of building more housing and not restricting growth.   If you don’t help get people elected who are committed to increasing the housing supply, it’s only going to get worse for everyone, Owners/Landlords/Tenants and First Time Home Buyers.

Is this the California you want to live in…?

I’d like your comments….

American Dream Home – Folsom, California

Interesting Graphic – 60% of Home Buyers Want a Newly Built Home

I thought I’d forward this graphic from the California Association of Realtors on a recent poll they took.

Check it out.   It’s amazing with all the recent hoopla about how Millennials love Mid-Town Sacramento with all the night life and restaurants.

Interesting to see the statistic of what most buyers think is important.   Folsom has a lot to offer that is on this list.

Let me know what you think.

Landscaping and Views Affect Values of Duplexes Too…!

People Will Pay More Rent & That Affects Your Value.

If you’re thinking of buying a Sacramento Duplex, I’ve always told investors to not overlook landscaping and “curb appeal” as an important part of your investment.  In addition back yard landscaping with patios, shade trees and privacy enhance your property and make it stand out when you have a rental competing with others and when you decide to sell.

We have such great weather in which a nice back yard adds an extension of the living area because your tenants will hang out there.

In other words a nicely landscaped property front and back will bring you more income and increase the value of your investment.   This is true for Single Family Homes, Duplexes and even apartment complexes.

Take a peek at this graphic from the California Association of Realtors.

Back Yard Landscaping is Important in a Rental – Don’t Overlook It…!

Check out this graphic from the California Association of Realtors.

Back Yard Landscaping is important because some of these people also rent as well.   While this graphic applies to Home Buyers, trust me as a property manager and investor with 35 years of experience, don’t ignore the back yard for your renters.

A back yard with patios and landscaping is a cheap addition to “living space”.   With the great weather we have here, it makes sense to give the people who rent from you more value don’t you think…?

So if you want more money from your rental investment, fix up the back yard and watch how much your tenants appreciate it because they will pay you back with higher rents.

Click here for a picture of the back yard landscaping of a Duplex we manage for an investor that took our advice.    In a few more years the shrubs around this  yard will provide a lot more shade, privacy and of course more value if they ever decide to sell.

That is because they get more rent then other properties like this that do not have this upgrade.

Let me know what you think.

Folsom or El Dorado Hills Home Prices Are a Bargain…!

San Jose’s Median Home Price – $800,000 range – Folsom/El Dorado Hills = More Home for Much Less.

Prior to moving to  Folsom in 1989, my family sold an 1800 sq foot  home in San Jose for $300,000 and thought we’d robbed a bank in doing it.Home Prices in San Jose - Compare with Folsom & El Dorado Hills

Our new Folsom home was new in the new neighborhood of Lexington Hills.

A brand new 2500 sq.ft. home that included a pool and spa for under $220,000.

It’s plain to see  you can buy much more home for a lot less money in Folsom or El Dorado Hills then you can in San Jose or anywhere else in the Bay Area.

Today’s market is the same and I think we’re about to experience another wave of Bay Area buyers coming to our area to scoop up some homes here that would make a “Central American Dictator” proud.

Check out this article I got from the Silicon Valley Business Journal to see what I’m talking about.

If you live now in San Jose or anywhere else in the Bay Area, Click Here for a list of homes in Folsom and Click Here for a list of homes in El Dorado Hills and let me know what you think.

Some fun facts about our area;   We’ve got awesome weather.  We’re close to the Bay Area and Lake Tahoe.   If you like wine tasting, you don’t have to drive to Napa.  Just check out next door Amador County.   If you have school aged children, trust me, moving to this area was the best thing I ever did for my family because we’ve got great schools with lots of activities and superior academics.

If you are from San Jose or any where else in the Bay Area and thinking of relocating, call me and let me give you what I call the “Chamber of Commerce” tour of the area.   I can help you find the home of your dreams, or… if you’re an investor we also specialize in the Sales and Management of Single Family homes, Duplexes, Four-Plexes and small to medium sized Apartment Complexes.

Sacramento Area Adding Jobs Good News for Real Estate Investors

Adding Good Jobs Help the Housing Market.

If you are an “out of area” Investor or a potential buyer looking to move into this area, you’ll want to know if there’s an economy here that’s adding jobs.

If you were to own a rental it’s nice to know that there will be jobs here so that people can afford to pay the rent you will charge them.   This is true if you own a Duplex, a Four Plex, an Apartment complex or even a Single Family rental home.  If they don’t have jobs they can’t pay the rent.

I thought I’d share this short article from the Sacramento Business Journal to illustrate the economy here.

Chinese solar company to establish McClellan plant, bring 200 jobs

This story is a prime example of what “re-use” of some former Military Bases in the Sacramento area that were closed in the 90’s, Mather AFB and McClellan AFB.  jobs

Mather is now a commercial center and is also being used as an “air freight” facility while McCellan has a mix of industrial uses.

As a Real Estate Investor it’s nice to know that your investment in this region would be a good one that will grow in value because we’ve got the jobs here as well.

If you are thinking of Investing, Buying a home here, or Selling a property here, please call me at 916-203-1260 ( I take text msg’s too) or drop an email my way at Favinger@rwnetwork.com

A Green Energy Scam – Buyer Beware…!

Is Being Stuck with a 20 Year Loan on Today’s Tech a good idea…?

I’m not a big fan of the Green Energy movement because it’s just too expensive when you consider the other forms of energy that are so much cheaper and much more abundant.

However I know many people like to think of themselves as being good stewards of the environment so FHA has come up with a program.

If you’re thinking of Selling your home here in Folsom or anywhere else in Sacramento County in the near future…?   You should be sure to have all questions  answered if you’re thinking of financing Solar Panels or any other qualifying Green Energy system.

Just passing on this advice.

Take a look at the video from Frank and Brian below that explains it better than I can.
